This property is described on the tax map as SBL: 148.00-1-20.1 and is zoned Agricultural/Residential (AR1) under the Town of Pomfret Zoning Code.
The proposed action is to divide two (2) lots within the 67.9+/- acres of land. The first lot: 7.75 acres, the second: 60.15 acres.
This Minor Subdivision application is open to inspection at the Town of Pomfret Planning & Zoning Office, 9 Day Street, Fredonia, NY 14063.
PLEASE TAKE FURTHER NOTICE that the environmental significance of the proposed request under SEQRA will be reviewed by the Board at said hearing.

PLEASE TAKE NOTICE:
That the Town Board of the Town of Pomfret, will hold a Public Hearing at the Town Hall, 9 Day Street, Fredonia, NY on the 13th day of August, 2025 at 6:25 p.m. for the purpose of adopting a Local Law of the Town of Pomfret for the year 2025 which would amend and replace the existing Town of Pomfret Zoning Law.
An abstract of said Local Law follows:
ABSTRACT OF LOCAL LAW
The proposed Local Law would establish 3 new districts, Mixed Use Corridor (MUC); Mixed Use Hamlet (MUH); Employment Centers (EC). The zoning map of the Town of Pomfret is hereby amended accordingly to reflect those changes.
The proposed law would establish lot area, yard requirements, setbacks, and other regulations in each zoning district.
The proposed Local Law would amend existing district regulations to provide for uses permitted by right, by special use permit, and enumerate those that require site plan review, in each zoning district.
The law sets forth the purpose, permitted uses, accessory uses, whether site plan or special use permit is required, and all bulk area requirements for each zoning district.
The proposed Local Law would enact and amend rules and regulations relating to signs, commercial signs, attached and non-attached signs within the Town of Pomfret.
The proposed Local Law continues the establishment of enforcement, interpretation, the issuance of building permits, the Zoning Board of Appeals, and site plan review as set forth in the new Local Law.
The proposed Local Law sets forth an entire section on definitions to be applied to the Local Law which will enact comprehensive zoning regulations for the Town of Pomfret.
The proposed Local Law continues the existence and duties of the Zoning Board of Appeals of the Town of Pomfret. It sets forth the jurisdiction of the Zoning Board of Appeals consistent with the Town Law of the State of New York.
The proposed Local Law provides for the Town Board to enact and maintain a fee schedule, which can be amended from time to time by Town Board Resolution.
The proposed Local Law provides that any section of the Town of Pomfret Zoning Law inconsistent with the proposed Local Law would be repealed.
PLEASE TAKE FURTHER NOTICE, that the environmental significance of said proposed Local Law will be reviewed by the Town Board of the Town of Pomfret as part of the Public Hearing.
